City of Long Beach Property Tax Grievance

City of Long Beach

Long Island, New York

Living in Long Beach means ocean views, walkable neighborhoods, and convenient access to the LIRR, but it also means some of the highest property taxes in New York. With strong seasonal demand and post-Sandy rebuilding changes, property assessments are not always accurate. When the assessed value is too high, your tax bill climbs right along with it.

We help Long Beach homeowners, landlords, and commercial property owners challenge inaccurate property assessments, with no upfront cost and no fee unless we reduce your taxes.

A quick review can tell you whether a reduction is possible.

City of Long Beach Grievance Deadline:

All City of Long Beach properties follow the Nassau County filing deadline, which is March 1st of each year; however, since the City of Long Beach separately assesses and taxes all properties, a separate grievance filing with the City may be necessary, and that deadline is the third Tuesday of January, each year. We handle all timing and paperwork so you never risk losing out on potential savings and/or refunds.

How Do You Know If You're Over-Assessed?

You may be paying too much in property taxes if comparable homes in your area are selling for less than your assessment, your home needs repairs or updates the assessor hasn’t accounted for, your assessment jumped significantly without clear reason, you haven’t challenged your assessment recently—or ever, or your taxes keep going up while your property value hasn’t.

It costs nothing to find out. We’ll review the numbers and give you an honest opinion.
